Purchasing a home can be a complicated process.
We are here to help make that process easier to complete.
As Realtors, we provide you with the best service available,
giving you the personal touch of a guided tour of several locations based upon your specific interests.
We do the hard work in order to make your searching for a property a pleasant experience.


Here are some tips for buyers to help get your dream property.


1. Probably, the first thing to do is to find out how much you can afford to borrow.
Most lenders will want your mortgage payment to be less than 29% of your monthly income.

2. Now that you know approximately what you can afford, you want to find out which area you would like to live in. Think about what you must have versus what you would like in a home.

3. Start shopping for the home of your dreams.
Your Realtor can provide listings based on your criteria, you can look in newspapers and magazines, or on the internet. Once you have a property that you want to view, have your Realtor make an appointment.

4. After you have found the home or property you want, have a home inspection conducted.
When your Realtor fills out the Purchase and Sales Agreement, make sure that they put in the contract that sale is contingent upon satisfactory home inspection.

5. If all goes well, and the contract is signed your lender will most likely require an appraisal be done to make sure that what you are buying is worth the money you are borrowing.
Also, lenders require you to purchase Homeowner's Insurance to protect your interests as well as theirs.

6. Now that you are ready to close, make sure that you have everything that you need to take to the closing, your Realtor will help you with this.
Read and make sure you understand everthing before signing.

Don't be afraid to ask questions if you are not sure...remember, these contracts are all written by lawyers!

Here are some tips for sellers
to improve the appearance of a property
without spending a lot of money.

For example:

1. Put clothes and papers away, leaving counter space free of odds and ends.

2. If you have pets, please take them with you or provide a safe, secure area for them to stay during the showing.

3. Think about safety!
To make sure that visitors are not injured look around your home to find any potential hazards.
If showing in the winter, make sure decking and entrances are treated.

4. Clean up attics and basements so potential buyers see how much storage space is available.
This goes for closets too.

5. You want the prospective buyer to picture themselves living in your home, make each room inviting and clutter free. Consider putting some furniture away to make the rooms look bigger.

6. If showing your property in the day, open as many blinds and curtains as possible to allow as much light in as possible. In the evening, turn on all the lights inside and outside, this will give more of a welcome feeling.

7. A smell of something baking is an old but tried and true method to make the buyer feel more at home.
A scented candle or potpourri is also helpful. Don't over do it though!

8. If you are working with a Realtor, allow them to show your property.
The buyer is more likely to take a better look at the home as they won't feel like they are intruding
or being rushed if you are not there.

9. Don't forget about the outside of the house. Tidy up landscaping by making sure leaves are raked up and flower beds are free of weeds.

Remember, the first impression of your home is from the outside
so you want to make it as appealing as possible.
